- Agree to the market rent and advise on refurbishment
- Provide guidance on compliance with statutory provision and letting consents
- Market property
- Arrange and carry out viewings of potential tenants where appropriate
- Fully reference tenants
- Collect and remit monthly rent received
- Tenancy set up
- Deduct commission and any other invoices for work
- Protect deposit in the government approved deposit scheme
- Carry out full property inventory/schedule of condition
- Pursue non-payment of rent and provide advice on rent arrears actions
- Advise all relevant utility providers of changes
- Undertake 2 inspection visits per annum and notify the landlord of the outcome (first visit within 8 weeks)
- Arrange routine repairs and safety inspections
- Hold keys throughout the tenancy term
Letting Only
Our Letting Only Services are for experienced landlords only. Managing the tenancy, including the maintenance and rent collection, will be the responsibility of the Landlord.
